Reservations can be made by phone or in person by contacting our west-end office at 409-741-8060. Our office hours are from 9 a.m. to 5 p.m. Monday through Saturday and Sundays are 11 a.m. to 5 p.m. CST.
Reservations are made with a deposit of 50% of the total cost of the reservation and the remaining balance is due at time of check-in. We accept Master Card and Visa, cash or personal check, however; personal checks are not accepted at check-in.
Check-in time is at 3:00 p.m. at our west-end office. Special considerations and arrangements can be made for late check-ins with advance notice.
Keys: An additional charge of $5.00 is charged per key and $25.00 charged for pass cards that are not returned. All keys and cards are to be returned to our office at check-out time.
Pets: Some of our homes do not allow pets. For homes that allow pets, a non-refundable fee of $75.00 per pet is required at the time the reservation is made. One pet per home is allowed in our homes that allow pets.
Cancellations: Unforeseen emergencies do occur. We will try our best to work with you. Please review the cancellation policy. All cancellations must be made in writing and delivered to our office. If you cancel within 30 days of your arrival date you will receive a full refund less an $80.00 cancellation fee and a $30.00 reservation fee. We highly reccommend Travel Insurance.
If your cancellation is made less than 30 days of your arrival date and you have travel insurance, please check with your company to see if you are covered. If you are not covered The House Company will refund only if the property is re-rented for the same period of time. Once yor reservation is confirmed with advance payment, cancellations, date changes or switching of accommodations will activate the cancellation policy. All travel insurance claims are handled between renter and the insurance company. The House Company does not handle any travel insurance claims.
Rentals include furnishings, kitchen equipment, dishes, utensils, coffeemaker and pots and pans but do not include linens. We do not furnish paper products or trash bags so please bring these items as well as soap and personal items. Linens are available to you at an additional charge. If you do not rent linens from us, you will need to bring your own sheets and towels.
Damage Deposit in the amount of $500.00 is required on all rentals and is due at check-in. Damage deposits are collected by credit card or cash. Checks are not acepted for damage deposit. If damage deposit is collected using a credit card, then it is run as an authorization only. If damage deposit is made in cash, then a check is issued approximately 2 weeks after check-out date. We do not allow parties in any of our properties. All properties are inspected after check-out.
Emergencies: If you have an emergency after hours, please contact us at 409-741-8060. Leave your name, phone number and property that you are renting and nature of your emergency and your call will be returned as soon as possible.
Barbeques and Chimineas: All barbeques and chimineas must be used one the concrete. We do not allow barbeque pits, smokers or chimineas to be used on the decks under any circumstances due to fire codes.
Non-Emergency: Please contact our office during normal busines hours.
Hold Harmless: Renter/Tenant shall defend, indemnify and hold The House Company harmless from and against any and all claims,costs (including attorney's fees), damages and liabilities arising oralleged to arise from any injuries to any person(s) or damage to any property during the rental period in or about the rented property.
For our vacation rental properties that are listed for sale, we cannot guarantee that the property will not be sold before your arrival date. In the event that the property is sold before your arrival date and you have a reservation booked for the property, The House Company will do its best to find another suitable rental property for you to lease.
If you are agreeable to accepting a replacement property, then you will be expected to pay the difference in rental rate upon arrival date. If the replacement property is less than the original rental property, then The House Comapny will refund the difference to you upon arrival.
If you refuse to accept the replacement property and/or a replacement property cannot be found, then a full refund of the rental deposit will be refunded to you. Please be advised that if we cannot find a replacement property for you then we will direct you to another management company so they may assist you in finding a property.
Winter Texan Rentals: Our vacation rental homes and condominiums are available for monthly rentals. Monthlly rates are not subject to 15% hotel/lodging tax. Winter Texan rates are available on a monthly basis only. Utilities such as water, gas, telephone, cable and internet , cleaning and reservation fees and applicable parking fees are paid by the renter in addition to monthly rent except for certain homes and condominiums and will vary by size of the property and usage. Please note that an additional one month's rent and a utility deposit are due at check-in.
Our homes have maximum occupancy limits, so please do not exceed these limits as it may result in eviction or forfeiture of rental fees and/or damage deposit. No more than 4 cars are allowed on the property during rental periods.
